First Time Home Buyer Tips

First Time Home Buyer House KeyBig Bear Real Estate offers some amazing opportunities for first-time buyers. However, if you are new to shopping for real estate, it can get a bit overwhelming. But purchasing your first home can be a fun and smooth process and so here are some suggestions to help you on your home buying journey.

Begin your quest for that dream house by estimating just how much of a home you can afford. Spend some time going over your budget and discuss this with your professional advisors. Next, take some time to get pre-qualified for a loan as this will give you an edge over other buyers.

Home loans can be obtained from banks, credit unions and mortgage bankers but the processing is done by a mortgage broker. If you are not certain about your credit score, or have a poor credit score, discuss this with your lender as he or she might be able to help you identify what options might be available to you.

Make sure you have a down payment and the funds to cover a few mortgage payments. Just what your down payment will be depends on the loan and the programs that may be available in your area. You’ll be happy to learn that there are some creative options for coming up with mortgage down payments.

When it comes to home loans, there are two main categories–conventional or government. Conventional mortgage loans come with either fixed or adjustable interest rates and may require mortgage insurance. Government loans include those from the Federal Housing Administration (FHA) and include both fixed and adjustable rates. If you are a veteran, take some time to explore the options from the Veterans Administration (VA).

You might have heard of closing costs. These are service charges that come due when you close escrow. They include escrow fees, title policy insurance fees, mortgage insurance fees, fire and homeowners insurance, county recording fees, and loan origination fees. Check with your lender for estimates as to what types of fees you will need to pay and ask about programs available in your area that can assist you with these costs.

It might be a good idea to take some home buying courses or enroll in loan counseling for prospective buyers. The good news is that your attendance may help you qualify for additional help to get you into your first home.
